Chief Operating Officer – Arusha – Northern Engineering Works Ltd

Duties and Responsibilities:
• Responsible for ensuring that the building is maintained to the highest possible standards and that a number of key projects are effectively.

• Ensure that the building is maintained to the highest possible standards at all times and that the building infrastructure and fabric are robustly protected and cared for
• Provide effective management of staff operating within the Estate
• Planning effective cleaning schedules throughout the entire company
• Upkeep of the grounds, gardens, roadways, paths and parking lot
• Management of the Cleaning, Maintenance and Grounds Staff
• Responsible for Managing the building maintenance budget
• Ensure that cost effective support and maintenance arrangements are put in place and regularly reviewed, using internal resources and external contractors where appropriate
• Anticipate future developments with the building, its grounds infrastructure, décor and other features in advance, ensuring that adequate planning and budgetary provision is made for maintenance and repair works and that continuity of service is optimized
• Ensure regular emergency equipment checks including fire and intruder alarms, emergency lighting and fire extinguishers are completed
• Support the development and implementation of key operational and building management procedures to ensure that they are effective, represent best practice and are properly adhered to across the Company
• Managing building contractors when on site ensuring that they operate safely and in line with Company procedures
• Support the development and implementation of Business Continuity and
• Emergency Disaster Planning
• Review future office space requirements and develop and implement a management plan
• To carry out any other duty as directed by the line manager in accordance with the level of the post

Education and/or Work Experience Requirements:
• Bachelor Degree – Qualification in Construction Management and Facilities Management.
• Health and Safety
• Ability to understand, interpret and communicate complicated technical issues and to liaise with a wide range of stakeholders
• Practical and hands-on, with the ability to manage maintenance issues in-house where appropriate
• Negotiating skills for establishing contracts of work
• Budget management and planning
• Good IT skills
• Keen awareness of environmental pressures and agendas, energy conservation, carbon friendly initiatives and other green practices
• Ability to priorities and plan workload efficiently
• Ability to manage simultaneous projects and to co-ordinate a safe and efficient operating environment
• Managing health and safety issues in the workplace, including management of contractors, fire safety, security systems
• Experience in managing a complex and modern building and its infrastructure systems, including good working knowledge of management and maintenance of buildings, mechanical, electrical and other infrastructure systems
• Financial management, including budgetary control and planning
